custom OS emulator won't start

I built a ARM device emulator based CE6 custom OS in VS2005 with CE6.

Connectivity is set at:
Download - DMA
Transport - DMA
Debugger - KdStub

I can run and debug the OS by:
1. Open my Platform Builder for CE 6.0 project
2. Target -> Attach Device

But once the SDK is built and installed, I can't start the custom emulator
from device emulator manager (it is listed under Datastore folder).
The error message is:
"Cannot connect to device. Error: 0x800705b4".
The emulator has the same connectivity setting as above.

All other emulators (from PPC 2003, Smartphone 2003, WM5 SDK) listed work
fine.

Any idea why I can't start the custom emulator?
