OK... I turned logging on and noticed that the two rules that kept closing
the connection were the SBS internet access rule and the SBS protected
networks rule. Unchecked the FTP Read Only box on those rules and I'm good to
go.

that the problems appears in networks that don't use the firewall client.
Then I found the following article

There are more rules that use the FTP protocol, e.g. 'Internet Access Rule',
'SBS Protected Networks Access Rule' etc. Just go down the list and right
click on each one to see if 'Configure FTP' exist.
