IIS with ISA 2004 Issue

I have a SBS2003 SP1 Premium installation where a custom application runs
from IIS located on the SBS machine. Accessing the application from the SBS
machine itself the performance is great - unfortunately the speed greatly
reduces when accessing the application from workstations within the local
network. The application runs from a newly created website under IIS with a
local IP address assigned.(192.168.254.5).
I have made sure "Bypass proxy for Web servers in this network' is checked
and have entered 192.168.254.5 in the 'Directly access these servers or
domains:' area within Web Browser Tab of Internal Properties under ISA2004.
The Windows XP clients have Firewall Client installed along with Proxy
Autoconfiguration set under IE pointing to the SBS machine. I have also
added a LocalLAT.txt file on the workstations with all local IP's entered to
force Firewall client bypass.
On accessing the application from the workstations many entries occur while
monitoring 192.168.254.5 (Destination IP) from rule 'SBS Protected Network
Access Rule' all allowing or closing connection. I don't think I can stop
this behaviour given that the ISA & IIS box are co-located. Any advise on
what I could try to get the speed of the application on the desktop to
appraoch the speed od running it on the SBS machine would be greatly
appreciated.
