Security Risk?

At our company we will be leasing one of our offices to a person that is
actually part of another company. My question is if I let him connect to
our LAN to get internet access but don't actually add him to the SBS network
domain will he pose a security risk to our network if he were to have a
virus or something? He should have no access to our network files as he
won't be part of our domain but he would be using the server to pass through
to the internet (2 nic configuration). Any input on this is appreciated!!
