Do as everyone else says, buy one and open the case and replace it.
If its over 2 years old and you are in there then replace it.
The cost of a fan or the cost of a new processor / motherboard..... lets see.....
PS. Some MB come with utilities to monitor voltage and fans and temp. They are pretty good in that they have an alarm to let you know the minute something goes wrong. You never want to run a CPU overheating for any length of time. Even drives in the cabinet.
Blow out the dust while you're in there too.
