Anonymous access on team site

Folks,
I have SPS 2003 as my companies main intranet page
(intranet.company.com). The users are authenticated when logging into
the site based on their computer/network user account.
Now we have a bunch partner companies that I want to provide team sites
too. I created a new top level team site with WSS. I want all of the
users of the WSS team sites to have anonymous access - the pages will
be read only with contacts/calendars and such. I've setup a new virtual
server with a seperate IP address. This collection of team sites is
going be known as extranet.company.com.
2 Issues...
Going into SPS site administration and then to the WSS administration
screens. Under Site administration. I try to enable Anonymous Access
but the options are greyed out. The only way I have been to enable them
option is by going to the default web site in IIS and enabling
anonymous access. However, that enables anonymous access for my main
intranet site (intranet.company.com). This is not a bad thing
internally but if a anonymous user accessing extranet.company.com)
changes the URL they will get to a read only version of my internal
intranet - which I do not want them to have access too...
So... I setup a second virtual server in IIS called
extranet.company.com - I assigned the site a different IP address.
However my issue here is not being able to attach to the existing set
of team sites. I want to attach the home page of the WSS team sites to
this new virtual server which will allow me to grant anonymous access.
However, I do not know how to direct the home directory (in IIS) to
this group of pages. The only way I found to do that was in IIS by
redirecting the home directory to a URL. Doing it that way does not
allow me to enable anonymous access on the WSS team site.
Your help would be appreciated and I wil supply any information needed.
