weird ftp problem

hi,

i'm having trouble with my ftp on iis in windows 2003.

my server is behind a firewall and i have opened the port 21 for ftp transfer.
when i ftp in the server using the internal ip 192.168.x.x, i can ftp in and out of it. however, when i use the external ip, it asked for login n' password and logged me in, however, i get an error saying "retrieve of folder listing failed" what could be the cause of this?

at first i thought it was just a permission problem, but i set it to full control for everyone already. also, internal ip work on ftp, just not external ip. can someone please advise?
