Can I have OWA server by a none Exchange server? I'd like to use an IIS
server located on another machine to service all of my websites. I'm
reading
more about virtural directory to better understand how they work with
exchange.

I'm afraid not - OWA is an inseparable part of Exchange server, and can't be
installed on its own anywhere else. You would need an ISA server, or some
other kind of proxy, to be able to access it indirectly. Or, you can
install Exchange on your main IIS server, and select the 'Front-end Server'
checkbox after installation. That would make it an OWA proxy to the mailbox
server.
